What this does. You run a search on Zillow. The extension reads every listing on it and gives you the listing agent's name, phone number and a working email address, then exports the list or emails the agents for you from your own Gmail.
Add the extension from the Chrome Web Store. Click the puzzle icon in Chrome's toolbar and pin it, so it is always one click away.
Open the extension and press Connect Google on the first card. Two things depend on it: your free 30 listings are counted against your account, and the results are written into a Sheet in your own Drive. The extension can only open files it creates itself, nothing else in your Drive.
A city, a ZIP code, filters, whatever you like. Keep that tab open. If the search shows more than 820 results, Zillow itself will not serve more than that, so narrow it down by ZIP or by price range.
Listings is address, price and brokerage, and takes a minute or two. + Phone opens each listing for the agent's name and phone. + Email adds a verified email address for the listing contact. An address that does not pass the check is not saved at all, which is what makes the list trustworthy. Leave the tab open while it runs. The map is locked during collection and free again after.
Each row is one listing, with the contact behind it. A few rows will show several addresses at once, with a count like "+17 more" next to them. Those are apartment buildings: the listing is the whole building, and every apartment in it is rented out by a different agent, so the row keeps all of them. Hover the small i for that explanation in the panel, press the count to open the full list, and Copy all to take the addresses out as one comma separated line.
Export at the bottom sends the list to a Google Sheet in your Drive, or downloads it as Excel or CSV. A row with several agents puts them all in the Agent Email(s) cell, separated by a semicolon.
Fill in your name and phone. They go into the letter of intent and the signature.
Press New sheet. The extension builds it in your Drive with the Leads, CRM, Dashboard, Campaigns and Templates tabs, and creates your letter of intent as a Google Doc you can edit.
Press How next to "Sender in the sheet" and follow the six steps: copy the code, open the sheet, Extensions, Apps Script, paste over everything, add the Gmail service, Save, choose setupSheets and Run.
Google will say "Google hasn't verified this app". That is expected, and it is about your own script, in your own account, that you just pasted in yourself. Press Advanced, then Go to the project, then Allow. Nobody else can see or use it.
In the Email tab, press New, name it, set your offer terms, write a subject and a message, and add follow-ups if you want them. Variables like {{Agent First Name}} and {{ShortAddress}} are filled per agent.
In Results, tick the agents you want, or press Select all, choose the campaign and press Add to campaign. Then open the sheet, menu Email Sender, Start sending. One email leaves about every minute from your own Gmail, and a sequence stops by itself the moment an agent replies.
A row that holds several agents from one building gets one shared message addressed to all of them, not one email each. If you would rather not write to a whole building at once, remove the addresses you do not want from the cell before you add the row to a campaign. In a template, {{Agent Email}} is the first address, {{All Agent Emails}} is the whole list and {{Agent Count}} is how many there are.
If you paid with a different PayPal email, open Settings, Subscription, Already paid? and paste that email, or the subscription ID from your PayPal receipt, which starts with I-.
